Plot owners abroad
Develop your plot in India through a builder collaboration
A builder builds on your plot. You keep some of the new floors, cash, or both. It's a good way to unlock a plot's value, and the hardest deal to manage from abroad. Here's how we help, step by step.
1. Before you choose a builder
Remote plot assessment
A video survey, a check of the title and any loans or claims on the plot, and what can be built under local rules (G+3 or Stilt + 4, floor area, road width).
Discreet builder matching
Your plot is shown to checked builders under a reference ID, with no name or address, so it isn't passed around dealers.
Offers compared side by side
Every offer goes into one standard format: your floors, cash, timeline, specifications and delay penalties.
2. Making the deal safe
Agreement guidance
A checklist of what the collaboration agreement must cover, and introductions to independent property lawyers who act only for you.
Power-of-attorney safety
A specific, limited POA held by someone you trust. Never a general POA to the builder. Permissions released in stages.
Tax & FEMA pointers
What to ask your chartered accountant about capital gains and TDS before you sign.
3. During construction and after
Construction monitoringComing soon
Monthly photo and video updates, milestone tracking, and independent engineer checks at foundation, structure and finishing.
Handover and beyond
Registration of your floors, then sell, rent out or have them managed through BuilderFloor.in.
What a side-by-side offer comparison looks like
Two builders, same 300 sq yd plot, Stilt + 4. Offers rarely arrive in the same shape, so we lay them out term by term.
| Term | Builder offer A | Builder offer B |
|---|---|---|
| Floors you keep | 2 floors (1st + 4th with terrace) | 1 floor (2nd) |
| Cash to you | None | ₹1.2 Cr in 4 instalments |
| Construction time | 24 months | 18 months |
| Delay penalty | ₹50,000 per month | ₹25,000 per month |
| Approvals & fees paid by | Builder | Shared 50:50 |
| Your rent while building | Paid by builder | Not covered |
| Specification | Detailed annexure with brands | "Premium finishes" |
| Security for you | Bank guarantee | None |
Illustrative example, not real offers. The right deal depends on your plot, location and plans. A green tick marks the term that's generally better for the plot owner.

NRI FAQs
Can NRIs and OCIs buy a builder floor in India?
Yes. NRIs and OCI cardholders can buy residential property in India, including builder floors, without RBI approval. They cannot buy agricultural land, plantation property or farmhouses. Payment must come through normal banking channels, such as inward remittance or your NRE, NRO or FCNR account.
Can I buy without travelling to India?
Yes. You can shortlist online, take a live video site visit, and see which documents we've reviewed. The purchase can then be completed through someone you appoint with a power of attorney (POA). A POA signed abroad usually needs to be attested at an Indian embassy or consulate, or apostilled, and then stamped in India. Your lawyer can draft it for the specific transaction.
How do video site visits work?
On any listing, choose Book a site visit and select Video call. We schedule a live WhatsApp video walkthrough at a time that suits your time zone, so you can ask questions and see the floor, building and street in real time.
Can NRIs get a home loan for a builder floor?
Yes. Most Indian banks and housing finance companies offer home loans to NRIs, usually repaid from NRE or NRO accounts. Eligibility and the loan amount depend on the lender, your income abroad and the property's documents.
What taxes apply when an NRI sells or rents out a floor?
When an NRI sells property in India, the buyer has to deduct TDS under Section 195 of the Income Tax Act. Rent paid to an NRI landlord is also subject to TDS. You may be able to apply for a lower deduction certificate. These rules are detailed and change from time to time, so please speak to a chartered accountant. This is general information, not tax advice.
Can I take the sale money back abroad?
Sale proceeds can usually be repatriated within limits set under FEMA, depending on how the property was paid for and how long you've held it. Your bank and chartered accountant can tell you exactly what applies to you.
Do you offer property management for NRIs?
We're launching property management for NRI owners: finding and verifying tenants, collecting rent, maintenance and repairs, regular inspections with photo reports, and paying property tax and bills. Join the waitlist on our NRI page and tell us your city. We're starting where demand is highest.
I'm an NRI and own a plot in India. Can I get it developed through a builder collaboration?
Yes. NRIs can enter into a collaboration (joint development) for a residential plot they own. You keep some of the new floors, cash, or both, and the builder sells the rest. We assess the plot remotely, introduce checked builders under a reference ID so your plot isn't shopped around, and put their offers side by side so you can compare them properly.
How do I stay in control of a collaboration while living abroad?
Use your own independent lawyer for the agreement. Give a specific, limited power of attorney to someone you trust, never a general power of attorney to the builder. Tie permissions and payments to construction milestones, and insist on clear delay penalties. Construction monitoring with regular photo and video updates is coming soon on BuilderFloor.in.
Are there taxes when an NRI does a builder collaboration?
A collaboration can count as a transfer of property rights for tax purposes, so capital gains tax may apply, and TDS may need to be deducted on what you receive. When and how depends on the agreement and your situation. Please speak to a chartered accountant before signing. This is general information, not tax advice.
