These terms apply to your use of BuilderFloor.in. Please read them carefully. By using the platform you agree to them.
1. About BuilderFloor.in
BuilderFloor.in ("we", "us") is an online marketplace where property owners, builders and RERA-registered agents ("Listers") publish builder floors for sale or rent, and where buyers, tenants, plot owners and builders ("Users") find and contact each other.
We are an intermediary platform. We do not own, sell, rent or develop the properties listed, we are not a party to any transaction between Users and Listers, and we do not act as anyone's broker or agent.
2. Using the platform
You must be at least 18 years old and able to enter into a binding contract under Indian law to use BuilderFloor.in. You agree to provide accurate information and to use the platform only for lawful purposes connected with builder floors.
You must not:
- post false, misleading or duplicate listings, or listings for property you are not authorised to sell or rent
- impersonate any person, or misrepresent your role as an owner, builder or agent
- scrape, copy or resell listing data, or interfere with the platform's operation or security
- use contact details obtained through the platform to send spam or unsolicited marketing
3. Listings
Listers are responsible for the accuracy of their listings, including price, area, floor, approvals and ownership, and for having the right to list the property. RERA-registered agents must hold a valid registration and disclose it to us.
We may review, edit for formatting, decline or remove any listing at our discretion, including listings we receive complaints about.
4. Verification and price insights
Where a listing shows that a document has been reviewed, it means our team has examined a copy provided by the Lister for apparent consistency with the listing. Verification is not a legal opinion, a title search, a valuation or a guarantee of any kind.
Price insights compare listings on our platform only. They are indicative and are not a valuation.
You are responsible for your own due diligence, including independent legal and technical advice, before entering into any transaction.
5. Site visits and communication
Site visit requests and enquiries made through the platform are passed to the relevant Lister. We help with scheduling but do not guarantee availability, attendance or the outcome of any visit or negotiation.
Never pay a token amount, deposit or advance without a written agreement with the property owner. We never collect payments for properties on anyone's behalf.
6. Fees
Searching, contacting Listers and listing a property are currently free. If we introduce paid features, their price and terms will be shown before you choose to use them. Fees charged by RERA-registered agents are a matter between you and the agent.
7. Content and intellectual property
Listers grant us a non-exclusive, royalty-free licence to display, format and promote the content they submit, including photos and descriptions, on BuilderFloor.in and our social media channels. Listers confirm they have the right to share that content.
The BuilderFloor.in name, logo, design and software belong to us and may not be used without our written permission.
8. Liability
The platform is provided on an "as is" basis. To the extent permitted by law, we are not liable for any loss arising from listings, from dealings between Users and Listers, or from reliance on information on the platform. Nothing in these terms limits liability that cannot be limited under Indian law.
9. Complaints and grievances
If you believe a listing is false, infringes your rights or is otherwise unlawful, or you have any other complaint, write to our Grievance Officer at info@builderfloor.in. We will acknowledge your complaint within 24 hours and aim to resolve it within 15 days, in line with the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021.
10. Changes and governing law
We may update these terms from time to time. The updated version will be posted on this page with a new date. Continued use of the platform means you accept the updated terms.
These terms are governed by the laws of India, and the courts at New Delhi have exclusive jurisdiction.
