Frequently asked questions

Buying, renting, listing, verification and plot–builder collaboration on BuilderFloor.in.

About BuilderFloor.in

What is BuilderFloor.in?

BuilderFloor.in is a technology platform built only for builder floors. You can buy, rent, sell or list a builder floor, and plot owners can find builders to develop their plot. We check listing documents, show price comparisons and let you book site visits online.

Is BuilderFloor.in a property dealer or broker?

No. We are a marketplace, not a broker. We don't own the properties listed here and we don't negotiate on anyone's behalf. Owners, builders and RERA-registered agents list on the platform, and every listing shows clearly who listed it.

What exactly is a builder floor?

A builder floor is one complete floor of a low-rise residential building, usually Ground + 2 to Stilt + 4, built on an individual plot. Each floor is a separate home with its own ownership, unlike a flat in a large society. They are common across Delhi NCR and increasingly in other cities.

Which cities do you cover?

We are building a pan-India marketplace for builder floors. Listings are live in several cities today, and you can list a builder floor from any city in India. If a city has no listings yet, contact us and we'll let you know when it does.

Does it cost anything to use BuilderFloor.in?

Searching, booking site visits and contacting sellers is free. Listing a builder floor is also free during our launch period. If we introduce paid features later, they will be optional and clearly priced before you use them.

What does Featured mean?

Featured listings are fully verified listings we highlight in a clearly labelled row above search results. Only listings with all three documents reviewed can be featured. Featuring never changes the order of the regular results. If we offer paid featuring in future, those listings will still be labelled Featured.

Buying a builder floor

How do I know a listing is genuine?

Each listing shows a verification checklist: ownership documents, approved building plan, and occupancy or completion certificate. A green tick means our team has reviewed that document. We still recommend you do your own legal due diligence before paying any money.

How do I contact the seller?

Open the listing and use Book a site visit or Ask a question. Your request reaches us first, and we connect you with the owner, builder or agent. This keeps phone numbers private and stops spam calls for both sides.

What should I check before buying a builder floor?

Check the title chain (sale deed or registry), the sanctioned building plan, the occupancy or completion certificate, that the floor matches the approved plan, which floor's terrace and roof rights are included, parking allotment, and that property tax and utility bills are clear. A property lawyer can confirm all of this for you.

How is the price comparison calculated?

On each listing we compare its price per sq ft with other listings of the same type in the same city on BuilderFloor.in. It is a quick reference point, not a valuation. Floor level, road width, park-facing location and construction quality all affect the right price.

Can I get a home loan for a builder floor?

Yes, most banks and housing finance companies lend on builder floors when the documents and approvals are in order. Use the EMI calculator on any listing to estimate your monthly payment, then check eligibility with your lender.

What is a project page?

A project page shows every floor of one building together: price, size, price per sq ft, terrace or garden, parking and whether each floor is available, booked or sold. Because the plot and approvals are the same, it's the easiest way to see what you pay for height, a terrace or a garden.

Renting a builder floor

Do I pay brokerage to rent through BuilderFloor.in?

BuilderFloor.in doesn't charge tenants. Listings posted directly by owners have no brokerage. If a listing is posted by a RERA-registered agent, the agent may charge their own fee. Agree on it with them before you finalise.

What documents are usually needed to rent?

Typically a photo ID, address proof, recent payslips or proof of income, and passport photos. Most owners ask for a registered rent agreement and a security deposit. The amount varies by city and is agreed between you and the owner.

Can I schedule a visit before deciding?

Yes. Open the listing, choose Book a site visit, pick a date and time, and send the request. We confirm the slot with the owner or agent and get back to you.

Selling or listing your floor

Who can list on BuilderFloor.in?

Property owners, builders and RERA-registered agents. Agents must share their RERA registration number, which we check before their listings go live.

How much does it cost to list?

Listing is free during our launch period.

What do I need to list my builder floor?

Good photos, the carpet area, floor and building details, your expected price, and copies of the ownership document, sanctioned plan and occupancy or completion certificate if you have them. Listings with documents get the Verified badge and appear higher in search.

How long does verification take?

Once we have your documents, our team reviews them and contacts you if anything is missing. You'll hear from us before the listing goes live.

Will my phone number be shown publicly?

No. Buyers and tenants send requests through BuilderFloor.in, and we pass genuine enquiries on to you. Your number is never displayed on the listing.

Verification

What does the Verified badge mean?

Our team has reviewed the ownership document, the sanctioned building plan, and the occupancy or completion certificate for that listing. If only some documents were reviewed, the listing shows exactly which ones.

Is verification a legal guarantee?

No. Verification is a document check to filter out fake and incomplete listings. It is not a title guarantee or legal opinion. Always get independent legal advice before buying.

How do I report a suspicious listing?

Use Report this listing on any property page, or email us. We review every report and remove listings that turn out to be misleading.

Plot owner and builder collaboration

What is a builder collaboration?

A collaboration, also called a joint development, is when a plot owner provides the land and a builder constructs a new building on it. In return the owner usually receives some of the finished floors, cash, or both, and the builder sells the remaining floors.

How does BuilderFloor.in help with collaborations?

Plot owners and builders create a profile with plot details or builder experience. We match them by location, plot size and budget, and introduce both sides. The commercial terms are agreed directly between the owner and the builder.

What should a collaboration agreement cover?

Which floors or share each party gets, the construction timeline, specifications and materials, who pays for approvals and fees, penalties for delay, what happens to the owner's existing house during construction, and how the floors are registered at the end. Have a property lawyer draft or review it.

Is there a fee for collaboration matching?

Creating a profile and getting matched is free during our launch period.

For NRIs

Can NRIs and OCIs buy a builder floor in India?

Yes. NRIs and OCI cardholders can buy residential property in India, including builder floors, without RBI approval. They cannot buy agricultural land, plantation property or farmhouses. Payment must come through normal banking channels, such as inward remittance or your NRE, NRO or FCNR account.

Can I buy without travelling to India?

Yes. You can shortlist online, take a live video site visit, and see which documents we've reviewed. The purchase can then be completed through someone you appoint with a power of attorney (POA). A POA signed abroad usually needs to be attested at an Indian embassy or consulate, or apostilled, and then stamped in India. Your lawyer can draft it for the specific transaction.

How do video site visits work?

On any listing, choose Book a site visit and select Video call. We schedule a live WhatsApp video walkthrough at a time that suits your time zone, so you can ask questions and see the floor, building and street in real time.

Can NRIs get a home loan for a builder floor?

Yes. Most Indian banks and housing finance companies offer home loans to NRIs, usually repaid from NRE or NRO accounts. Eligibility and the loan amount depend on the lender, your income abroad and the property's documents.

What taxes apply when an NRI sells or rents out a floor?

When an NRI sells property in India, the buyer has to deduct TDS under Section 195 of the Income Tax Act. Rent paid to an NRI landlord is also subject to TDS. You may be able to apply for a lower deduction certificate. These rules are detailed and change from time to time, so please speak to a chartered accountant. This is general information, not tax advice.

Can I take the sale money back abroad?

Sale proceeds can usually be repatriated within limits set under FEMA, depending on how the property was paid for and how long you've held it. Your bank and chartered accountant can tell you exactly what applies to you.

Do you offer property management for NRIs?

We're launching property management for NRI owners: finding and verifying tenants, collecting rent, maintenance and repairs, regular inspections with photo reports, and paying property tax and bills. Join the waitlist on our NRI page and tell us your city. We're starting where demand is highest.

I'm an NRI and own a plot in India. Can I get it developed through a builder collaboration?

Yes. NRIs can enter into a collaboration (joint development) for a residential plot they own. You keep some of the new floors, cash, or both, and the builder sells the rest. We assess the plot remotely, introduce checked builders under a reference ID so your plot isn't shopped around, and put their offers side by side so you can compare them properly.

How do I stay in control of a collaboration while living abroad?

Use your own independent lawyer for the agreement. Give a specific, limited power of attorney to someone you trust, never a general power of attorney to the builder. Tie permissions and payments to construction milestones, and insist on clear delay penalties. Construction monitoring with regular photo and video updates is coming soon on BuilderFloor.in.

Are there taxes when an NRI does a builder collaboration?

A collaboration can count as a transfer of property rights for tax purposes, so capital gains tax may apply, and TDS may need to be deducted on what you receive. When and how depends on the agreement and your situation. Please speak to a chartered accountant before signing. This is general information, not tax advice.
