Ground floor
- Often comes with a front or back lawn.
- No stairs, which suits older family members and young children.
- Can get less light and more street noise, and may be damper in the monsoon.
- In Stilt + 4 buildings, the ground level is parking, so there's no ground-floor home.
Middle floors
- Usually priced below the ground and top floors of the same building.
- Floors above and below help keep the temperature more even.
- Check whether there's a lift, and how many stairs you'd climb if it's down.
Top floor
- Often includes roof or terrace rights, which can add a lot of usable space. Confirm this in the deed.
- More light and better views, and no one living above you.
- Can be hotter in summer, so look at roof insulation and orientation.
Compare floors of the same building
Prices can differ a lot between floors of one building. On BuilderFloor.in, project pages show every floor of a building side by side, with price, area and price per sq ft, so you can see what each floor really costs.
This guide is general information, not legal or financial advice. Rules differ by state and change over time, so check with a property lawyer for your specific purchase.
