Where to look
In Gurgaon (officially Gurugram since 2016), builder floors are found mainly in plotted areas: the DLF phases, Sushant Lok, South City and the HSVP (formerly HUDA) sectors, along with plotted colonies in newer sectors.
Approvals depend on where the plot is
Building plans are approved by different authorities depending on whether the plot is in a licensed private colony or an HSVP sector. Ask which authority approved the plan for the building you're looking at, and make sure the floor matches it.
Rules on how many floors can be built on a plot have changed over the years, including for Stilt + 4 buildings. Check that the sanctioned plan covers the floor you're buying, rather than relying on what neighbouring buildings have done.
Checks that matter in Gurgaon
- The floor should be registered in the seller's name as an independent floor, with its share of the land in the deed.
- Parking: stilt parking is usually shared, so confirm which slots are yours.
- Water supply and backup arrangements for the building.
- Road width and parking on the street, which vary a lot between colonies.
- Property tax and any maintenance dues paid up to date.
Before you pay a token
Have a property lawyer check the title chain, the sanctioned plan and the OC/CC for the specific floor. Our document review on listings is a first filter, not a legal opinion.
This guide is general information, not legal or financial advice. Rules differ by state and change over time, so check with a property lawyer for your specific purchase.
